Phoenix Community Housing Association

Faithorn Farrell Timms has been appointed to carry out a substantial stock condition survey on behalf of Phoenix Community Housing Association following the successful transfer of over 6,000 homes from the London Borough of Lewisham.

The commission involves the inspection of 4,200 homes in the Downham and Bellingham areas, over a fast-track six month survey programme, and involves scoping surveys for Decent Homes Standard improvement programmes, Type II asbestos surveys, rdSAP Energy Ratings and a detailed photographic record.

Data is being captured using our client's preferred Promaster asset management system on hand-held computers.

Stoneham Cemetery Road, Southampton

We have been appointed to provide Employer's Agent and CDM-Coordinator services on a small mixed development of 12 houses and bungalows on behalf of Radian Housing Group.

This is a Code for Sustainable Homes Exemplar project which is set to achieve Code level 6 on some of the units with the remainder achieving Code level 5.

We have chosen a bespoke cladding system to provide maximum insulation in the wall thickness and the house types have been designed with a southerly orientation and asymmetrical roofs to maximise the roof area for provision of photovoltaic cells for power. The heating system will be powered by a wood pellet fuelled biomass boiler.

Lifetime Homes

Town and Country Housing logo

Town and Country Housing Group has commissioned the Practice to carry out a series of improvements to 12 of their existing properties to render them as Lifetime Homes compliant.

This includes providing level access, raising the height of electrical sockets, widening doorways and improving access to stopcocks and consumer units.

The work will be administered under a MTC 06 contract and has been negotiated with our client's existing term maintenance contractor.

Rosebrook Court, Southampton

Faithorn Farrell Timms has been appointed by Saxon Weald Homes Ltd to provide Employer's Agent and CDM Coordinator services on this site which involves the demolition of an existing sheltered housing block and the design and construction of a £5.2 million Extra Care scheme to provide 33 apartments for people with learning disabilities, comprehensive day care and associated communal facilities.

The project commenced on site in October 2007, with Castleoak Care Partnerships as the developer, and was completed, on time and within budget, in February 2009.

It achieved a 'Very Good' rating under a bespoke form of EcoHomes and has been commended by Southampton City Council.

Kelway House

One of our recently completed schemes for Shepherds Bush Housing Group in North End Road, Fulham, has been nominated as 'Best Regeneration Project' in the Affordable Home Ownership Awards.

This landmark development included the construction of 50 new flats, 26 for rent and 24 for shared ownership, and 1200sqm of commercial space located at ground and mezzanine level.

The seven storey superstructure was constructed from reinforced concrete with steelwork at roof level. The cladding systems included a combination of facing brickwork, render, timber and aluminium.

Balconies, roof terraces and urban roof gardens were provided to both private and communal amenity space and green roof technology has been used to attenuate water run-off.

The project was completed six weeks early and within the budget of £9.5 million with able support from the Notting Hill Training Initiative which provided apprentice bricklayers, carpenters and decorators.

Energy Performance Certificates

Faithorn Farrell Timms has been appointed by Southern Housing Group, under a four-year contract, to produce Energy Performance Certificates to meet its obligations under the EPBD.

We are undertaking joint energy and stock condition surveys which maximise the use of our resources and allows the client to capture and retain rdSAP energy data in its preferred E-State Pro asset management software.

The surveys are being undertaken using wireless hand-held computer technology, with EPC's produced directly from the E-State Pro system via the internet.

We have a dedicated EPC energy survey and administration team to roll this service out across the south of England, for all of our social housing clients which enables quick response times and full compliance with Registered Providers' obligations.
